One Less Thing to Chase

General contractors want three things from a material supplier and none of them are aesthetic. Miami Stone Veneer Specialists is built around exactly those three: an accurate number, a date we hold to, and a straight answer when something goes wrong.

The take-off

Send elevations. You'll get square footage, corner linear footage, and a piece count with waste allowance, free.

The corner number is the one that catches people. Corners are separate pieces at a separate price and typically add 10 to 15% over the field area. A subcontractor's take-off that only counts square feet will come back for more money mid-job, and if the top-up is a different batch you've got a colour problem as well as a commercial one.

Substitutions

Architects specify products we don't carry. It happens on most jobs.

Raise it early and we'll usually find a close match, put full-size samples in front of the architect, and get it approved as a substitution before it becomes a programme problem. Where there genuinely isn't an equivalent we'll tell you that too — pushing an approximation through and hoping nobody notices at handover helps nobody.

When something fails

Adhered veneer fails for a small number of reasons, and in our experience almost all of them are behind the stone rather than in it:

• Missing or single-layer drainage plane on framed construction
• Lath fastened into sheathing rather than framing
• No flashing at openings and roof junctions
• Film-forming sealer trapping vapour in the body

If a wall you built goes wrong, call us and we'll come and look. If it's our material we'll stand behind it. If it's the install we'll tell you that plainly, which is more useful to you than a vague answer when you're deciding who carries the cost.

We supply material, not labour. But we see whose walls hold up, so if you need a mason we'll point you at people we'd use. No fee either way.
